The Real Economics of a BTL Refurb

A BTL refurb is not a renovation. It is a financial decision. The right scope is the one that lifts rent or refinance value by more than it costs, ideally inside a void window short enough that the maths still works.

Most contractors quote refurbs from the inside out: what would look nice, what is broken, what trades are available. We quote from the outside in: what is the target rent, the target refinance, the timeline you need to hit and what scope hits those numbers.

That changes the answer. Sometimes the right scope is half of what was specced. Sometimes it is more. Either way, it is sized against the deal, not against the property.
