What if we already have our own architect?

Even better. We work directly with your architect and structural engineer, sit inside their drawings, and run the build to spec. The design team owns the design intent. We own the delivery.

Do you coordinate the architect, engineer and warrant if we do not have them yet?

Yes. Where you do not already have those in place, we have trusted architects and structural engineers we work with regularly. They handle the design and warrant submission, we handle the build, all running under one programme.

How does payment work on a self-build?

A staged payment schedule tied to milestones (foundations complete, weather-tight, first fix complete, second fix complete, handover). The schedule is agreed in writing before any deposit changes hands. No surprises.
